Real Estate Agent vs. For Sale By Owner

With recent advancements in technology, virtually any service is available online at the click of a finger. Websites such as Zillow and Trulia allow future homebuyers and sellers to post their homes quickly and easily. In fact, the president of ForSaleByOwner.com said that in the first quarter of 2015, website traffic had increased by over 200% when compared with the same time period the year before. Then why do so many homebuyers continue to use a realtor and pay an additional 6% commission fee? Lets have a look.

  1.  Better Prices! Real Estate Agents have experience in negotiating competitive prices and have the necessary resources to effectively market your home to achieve the highest selling price. Realtors firmly believe they will help you find the right home at the best price possible, and in 2013, the National Association of Realtors Buyer’s and Seller’s Profile showed the average FSBO home sold for $174,900, while the average home sold with a realtor sold for $215,000. That’s a difference of $40,100!
  2. Access to Qualified Buyers! A good broker will do the background work to ensure that potential buyers are qualified and have sufficient funds to purchase your home. This expertise lowers the chances of the deal breaking down at the end stages of the process. Also, an element of trust is involved when buying a home directly, as not all potential buyers or owners are honest when dealing directly with each other.
  3. Save Time! Time spent during inspections, finding a qualified buyer, and even initially during staging or marketing of a home can be saved by using the skill set of a Real Estate Agent. The value of a home can change quickly depending on the market trend at that moment, and it is essential to list and sell your home when you can benefit the most.

Happy St. Patrick’s Day!

Make sure you celebrate tonight safely and responsibly,  raise your glass for this year’s St. Patrick’s Day celebrations.   Here are some of the activities going on around town, courtesy of the Miami Herald.

MIAMI BEACH

SUNG TRADITIONAL LATIN MASS

When: 7:30 p.m. Monday.

Where: St. Patrick Church, 3716 Garden Ave.

Together with the Latin Mass Community of the Archdiocese of Miami, the parish will hold a service that harkens back to the days when Mass was sung entirely in Latin. After the Mass, all are welcome to bring a dish to a festive potluck on the first floor of Barry Hall.

BRICKELL

BRICKELLFEST ST. PATRICK’S DAY

When: Mondey 12 p.m. to 11:30 p.m.

Where: Finnegan’s River, 401 SW Third Ave.

Partygoers can enjoy live music and drinks during the 11-hour celebration at this riverside venue for a $30 admission fee. More expensive packages come with drinks and access to a VIP section. Tickets are available at brickellfest.com/tickets.

START WITH ST. PRACTICE DAY

When: Monday 7 a.m. to 2 a.m.

Where: Fadó Irish Pub, 900 S. Miami Ave. in Mary Brickell Village.

On Monday, $10 will get you a breakfast buffet with a pint from 7 a.m. to 10 a.m. Then the party resumes at 2 p.m. for another free event with DJs and Irish dancers.

CORAL GABLES

IRISH BRUNCH, DINNER AND MUSIC

When: All day  Monday.

Where: John Martin’s Irish Pub and Restaurant, 253 Miracle Mile.

The famed Irish hangout in the Gables will start the celebration at 2 pm, revelers can order from an Irish-themed menu boasting Guinness honey-glazed chicken wings and Gaelic steak. Songwriters are invited to play at an open-mic night Sunday evening, and a live DJ will spin from 3 p.m. until close Monday night.

Pinecrest June 2013 Sales

Former Miami Heat center Alonzo Mourning and his wife Tracey just closed on a house in central Pinecrest. For privacy reasons I will not disclose the address. Built by Portoundo Perroti the home has 6 bedrooms 8.5 baths with 11,533 sq.ft. Some of the exquisite features include chef’s kitchen, wood paneled library, wine cellar, full bar, elevator, onyx & jade baths, covered porches and stunning pool. The home was listed for $5,300,000 and Alonzo paid $4,500,000. The listing and selling agent was Engel & Voelkers Miami/Brickell. Here are some pictures of the home.
