50th Annual Coconut Grove Arts Festival

Celebrating its 50th anniversary in 2013, the Coconut Grove Arts Festival® is the nation’s top outdoor fine arts festivals. The three-day festival showcases the works of over 360 of the finest artists and craftsmen in the world. A signature event of the South Florida cultural calendar, the Arts Festival is a true “Celebration of the Arts” offering visitors the opportunity to meet with exhibiting artists, sample fine cuisine, enjoy live entertainment and take in the tropical waterfront views of Coconut Grove.

In addition to the exquisite art & entertainment, festival attendees can also satisfy their appetites for gourmet cuisine in the popular Culinary Pavilion. This area of the festival invites nationally renowned chefs to prepare their famous specialty dishes. This year’s chefs will represent the hottest restaurants and hotels from South Florida, including popular local chef Giorgio Rapicavoli, founder of the pop-up restaurant Eating House, and winner of The Food Network’s “Chopped”. Chef Douglas Rodriguez of de Rodriguez Cuba, Chef John Richards of TUYO and the Short Chef™, among many others, will also be participating in this year’s festival.

Where

Nearly one mile of arts, food and fun, the Festival is held annually in the streets of Coconut Grove, Florida – a charming village within the city of Miami. The Festival is located just south of downtown Miami, adjacent to beautiful Biscayne Bay. It runs along the streets of McFarlane Road, South Bayshore Drive and Pan American Drive.

Gates open at 10:00 a.m. and close at 6:00 p.m.

Admission

General admission is $10 per person per day.

Free Admission

Children 12 and under, Metrorail Golden Passport and Patriot Passport holders.

Offers a three-course menu featuring grilled octopus ceviche, heirloom tomato salad, pork filet and Angus NY steak. $125 per couple.

Clothing Drive for the families of Burkina Faso, Africa

On Saturday February 23 from 7:00 pm – 11:00 pm Out of Africa Store in the heart of the beautiful Coconut Grove inside the Mayfair (2911 Grand Ave # 402, Coconut Grove, FL 33133), will be holding a clothing drive to collect as many shoes, socks, clothing, blankets, etc. to send to the village of Burkina Faso, Africa. There will be live music & drums, complimentary appetizers, store discounts & more. Admission is free with any Clothes/Shoes donation.

Sales Volume & Prices Increased Statewide in 2012

According to a report by Florida Realtors a statewide industry group, median sale prices and number of sales of townhouses & condominiums in Florida rose quickly in the fourth quarter of 2012. The median sales price in the state jumped 24.3% — from $90,000 to $111,900. Closed sales in Florida grew 14.3%, to 24,743 from 21,640 in the fourth quarter. Overall, 2012 saw improvements, with the number of closed sales growing 2%, to 101,876 from 99, 894 last year. Per the report, the median price climbed 17.8%, to $90,000 from $106,000, in the same period. For traditional sales, the median price in the state increased 14.6%, to $137,500, from $120,000. The median for short sales grew 8%, to $81,000 from $75,000 and for foreclosure/ REO sales the median price raised 12.2%, to $74,900 from $66,760.

Coral Gables January 2013 Sales

The first month of 2013 (January) 32 homes sold in Coral Gables. Slightly less than what sold in December 2012. The average price per sq.ft. dropped from $318 to $286. However more homes sold for either asking price or above in January (7) than in December (3). Here are some key market statistics for the month of January and a list of what sold.

Miami Ranked #12 As Best Place to Buy Forclosures

According to a report from RealtyTrac, Miami was ranked #12 among the nation’s best places to buy foreclosures in 2013. RealtyTrac looked at specific criteria for ranking the top places. First the supply of foreclosure inventory, second foreclosure sales as a percentage of all transactions, third the average percentage discount on foreclosures and lastly the annual percentage change in foreclosure activity in 2012 compared with 2011.

The No. 12 ranking for the metropolitan area of Miami, Fort Lauderdale and Pompano Beach was based on the area having a 29-month supply of foreclosures, with foreclosures accounting for 28.7% of all sales during 2012. The average price discount on a foreclosed home in the Miami-Fort Lauderdale-Pompano Beach area was 31% in 2012, when foreclosure activity rose 36% from a year earlier, RealtyTrac said.

Though the huge projection of foreclosures has long been expected to create a downward pressure on home prices, strong demand for South Florida housing and a tight inventory of available homes for sale have so far trumped that force.
