Real Estate Agent vs. For Sale By Owner

With recent advancements in technology, virtually any service is available online at the click of a finger. Websites such as Zillow and Trulia allow future homebuyers and sellers to post their homes quickly and easily. In fact, the president of ForSaleByOwner.com said that in the first quarter of 2015, website traffic had increased by over 200% when compared with the same time period the year before. Then why do so many homebuyers continue to use a realtor and pay an additional 6% commission fee? Lets have a look.

  1.  Better Prices! Real Estate Agents have experience in negotiating competitive prices and have the necessary resources to effectively market your home to achieve the highest selling price. Realtors firmly believe they will help you find the right home at the best price possible, and in 2013, the National Association of Realtors Buyer’s and Seller’s Profile showed the average FSBO home sold for $174,900, while the average home sold with a realtor sold for $215,000. That’s a difference of $40,100!
  2. Access to Qualified Buyers! A good broker will do the background work to ensure that potential buyers are qualified and have sufficient funds to purchase your home. This expertise lowers the chances of the deal breaking down at the end stages of the process. Also, an element of trust is involved when buying a home directly, as not all potential buyers or owners are honest when dealing directly with each other.
  3. Save Time! Time spent during inspections, finding a qualified buyer, and even initially during staging or marketing of a home can be saved by using the skill set of a Real Estate Agent. The value of a home can change quickly depending on the market trend at that moment, and it is essential to list and sell your home when you can benefit the most.

The 53rd annual Coconut Grove Art Festival is bringing artists from around the globe to showcase their incredible work this weekend, February 13, 14, and 15th 2016, in the heart of our own Coconut Grove. The festival is an annual celebration in the Coconut Grove community that cultivates inspirational interactions and exhibitions from a vast array of disciplines including the visual, culinary, and performing arts. The festival boasts an extensive selection of food vendors in it’s Global Food Village, while simultaneously stimulating the ears and eyes of festival goers as they stroll through the hundreds of artist booths along Bayshore Drive. Miami-Dade’s eighth-grade students ranked No. 1 in the nation in Reading

Miami-Dade County Public Schools students continue to turn in remarkable achievement, as revealed by the National Assessment of Educational Progress (NAEP) results.  More than 6,300 students in 143 Miami-Dade County schools participated in this year’s grades 4 and 8 NAEP administration. The NAEP is considered the “Nation’s Report Card”.   In all tested areas, our public schools bucked national and state trends, outperforming other large American cities. Miami-Dade Hispanic students continue to outpace their counterparts nationwide in both Reading and Mathematics, with significantly higher mean scale scores than national public school sample, large city schools, and Florida.

This is great news for our students, our teachers, and the economic positioning of our community.

It’s a Good Time to Buy a Home

A vast majority of Americans consider homeownership a solid financial decision

According to a new survey from the National Association of Realtors, a vast majority of Americans consider home buying a solid financial decision, and most are confident they could sell their home for at least its initial purchase price. The 2015 National Housing Pulse Survey also found that a majority of Americans think it’s a good time to buy a home.  The survey measures consumers’ attitudes and concerns about housing issues in the nation’s 50 largest metropolitan statistical areas.

The top three reasons survey participants offered as to why homeownership matters to them were: Building equity, wanting a stable and safe environment, and having the freedom to choose their neighborhood.

Attitudes about the housing market have improved in recent years. Most (89 percent) don’t expect that home sales in their area will decline. Survey participants also showed an improved outlook regarding the economy.  Millenials are the most positive,  almost half believe the country is headed in the right direction.
