With recent advancements in technology, virtually any service is available online at the click of a finger. Websites such as Zillow and Trulia allow future homebuyers and sellers to post their homes quickly and easily. In fact, the president of said that in the first quarter of 2015, website traffic had increased by over 200% when compared with the same time period the year before. Then why do so many homebuyers continue to use a realtor and pay an additional 6% commission fee? Lets have a look.

  1.  Better Prices! Real Estate Agents have experience in negotiating competitive prices and have the necessary resources to effectively market your home to achieve the highest selling price. Realtors firmly believe they will help you find the right home at the best price possible, and in 2013, the National Association of Realtors Buyer’s and Seller’s Profile showed the average FSBO home sold for $174,900, while the average home sold with a realtor sold for $215,000. That’s a difference of $40,100!
  2. Access to Qualified Buyers! A good broker will do the background work to ensure that potential buyers are qualified and have sufficient funds to purchase your home. This expertise lowers the chances of the deal breaking down at the end stages of the process. Also, an element of trust is involved when buying a home directly, as not all potential buyers or owners are honest when dealing directly with each other.
  3. Save Time! Time spent during inspections, finding a qualified buyer, and even initially during staging or marketing of a home can be saved by using the skill set of a Real Estate Agent. The value of a home can change quickly depending on the market trend at that moment, and it is essential to list and sell your home when you can benefit the most.

This Saturday you can enjoy great seafood from Miami’s top chefs and restaurants at The South Beach Seafood Festival.

In addition to fabulous food, the event features live music, culinary and mixology demonstrations, a kids zone and health village. There is fun for all ages with countless interactive zones, retail villages, and a sports bar showing the day’s college football matchups right on the sand.

This year’s participating restaurants include Joe’s Stone Crab, Smith & Wollensky, Red the Steakhouse, CIBO, Drunken Dragon, Tarpon Bend, City Hall the Restaurant, Poseidon, Naked Taco, Red Fish Grill, Oceanaire, Alter, CJ’s, Whole Foods Market, and A Fish Called Avalon. All festival food will be for purchase.

Adult ticket prices vary, children 10 or under enter free. A portion of proceeds benefit the Community Initiatives Foundation, who’s program EAT SMART fulfills the perfect balance between youth nutrition and childhood development. The organization provides healthy weekend meals and frequent outdoor activity to children in Miami Beach.

Palazzo del Sol, the first new condo project on Fisher Island since 2007, is scheduled to open in 2016.

Fur coat storage, wine collection showcases, a salon and even a massage room are some of the amenities curated for the 10-story Palazzo del Sol, a new apartment building with 47 high-end units being erected on one of the last pieces of undeveloped land on Fisher Island; 35% of the units are already under contract.

Only reachable by yacht or ferry, Fisher Island made Forbe’s annual list of the most expensive zip codes in the nation. With prices ranging from $5 million to $32.5 million, Palazzo del Sol is targeting very affluent buyers. The building is schedule to open in 2016, and it will be the only Fisher Island property that comes full service with a 24-hour concierge and the first property to be finished on the island since 2007.
