Gardens on Valencia

The newest townhouse project in Coral Gables is Gardens on Valencia. Located at 550 Valencia Avenue, blocks away from downtown Coral Gables. Gardens on Valencia will consist of 4 townhomes. Each townhome features 4 bedrooms +  4.5 baths, 2 car garage, 11 foot ceilings,  impact & sound resistant windows, private elevator, natural stone & wood floors, custom Italian cabinetry for kitchen & bath, courtyard with an optional built-in Wolf barbecue, natural gas generator and a guest house (complete with kitchen, bath & bedroom). The completion date is Fall 2013. Prices range from $1,000,000 – $1,250,000.

Update: Grove at Grand Bay

 I just came from a presentation showcasing Coconut Grove’s newest residential development. Grove at Grand Bay will feature 95 residences (58 in the North tower, 37 in the South tower). The 3+ acre development is leed certified.  Building features include  3 pools (2 rooftop), glass enclosed tennis court, wellness center, butler services, on site chef, pet spa and more. Residence features include private elevator, 12 ft. ceilings with 4 foot wide impact sliding glass doors, gas cooking, 12 foot terraces, electric cooking for summer kitchens on terrace and two parking spaces. The penthouse and corner residences will each have staff quarters and a 2 car air-conditioned garage. As of today there are 30 residences under reservation. Residences range from 2 to 5 bedrooms with a 2 bedroom starting at $850,000.

Oceana at Key Biscayne

Miami is seeing an increase in the number of development projects, partly due to so many international buyers investing in South Florida real estate.  The latest to be announced is Oceana Key Biscayne. Oceana is a new beachfront, exclusive luxury condo with 5-star living. Due to the lack of land availability and  the slow down in the market, it is Key Biscayne’s first development in 12 years. Oceana broke ground on the last direct ocean lot available, which is the site of the former Sonesta Hotel – one of the first hotels in the community. The new exclusive condo towers will feature 142 units and 12 luxury villas ranging from 1800-7500 sq. ft. The 10.3 acre lot is being developed by Argentine Consultatio, who acquired the site in September of 2009 for $80 million. Sales and unit reservations are currently taking place.
