Lack of Inventory in Coral Gables

Yesterday I spent the whole day showing homes in the Gables to a family from out of town. My buyer’s were quite surprised with the lack of of homes that were available. I sat with them and showed them on the MLS how fast homes in there price range (under $500,000) were selling. It blew their mind that houses were selling in 1 day of being on the market. 

Since January the inventory in Coral Gables seems to be declining. March saw a slight increase of homes available compared to February.

Coral Gables March 2013 Sales

The month of March saw an increase in the number of home sold in Coral Gables. There was a total of 58 homes that sold compared to only 33 sold in February. The price per sqft decreased to $310. Here are some key statistics for the month of March and a list of what sold.
