With recent advancements in technology, virtually any service is available online at the click of a finger. Websites such as Zillow and Trulia allow future homebuyers and sellers to post their homes quickly and easily. In fact, the president of ForSaleByOwner.com said that in the first quarter of 2015, website traffic had increased by over 200% when compared with the same time period the year before. Then why do so many homebuyers continue to use a realtor and pay an additional 6% commission fee? Lets have a look.

  1.  Better Prices! Real Estate Agents have experience in negotiating competitive prices and have the necessary resources to effectively market your home to achieve the highest selling price. Realtors firmly believe they will help you find the right home at the best price possible, and in 2013, the National Association of Realtors Buyer’s and Seller’s Profile showed the average FSBO home sold for $174,900, while the average home sold with a realtor sold for $215,000. That’s a difference of $40,100!
  2. Access to Qualified Buyers! A good broker will do the background work to ensure that potential buyers are qualified and have sufficient funds to purchase your home. This expertise lowers the chances of the deal breaking down at the end stages of the process. Also, an element of trust is involved when buying a home directly, as not all potential buyers or owners are honest when dealing directly with each other.
  3. Save Time! Time spent during inspections, finding a qualified buyer, and even initially during staging or marketing of a home can be saved by using the skill set of a Real Estate Agent. The value of a home can change quickly depending on the market trend at that moment, and it is essential to list and sell your home when you can benefit the most.

Coral Gables Residents Can Buy Children at Play Signs

C.A.P.A. signs can be purchased at the Youth Center for only $6.50.

Coral Gables residents may purchase two “Children At Play” signs by visiting the Coral Gables War Memorial Youth Center at 405 University Drive, Monday through Friday, 8:00 a.m. – 8:00 p.m., and Saturday, 8:00 a.m. – 12 Noon. The cost of the signs is $6.50/per sign.

Each City-issued sign is numbered for verification purposes.Communities across the nation have grappled with traffic and speed issues along neighborhood streets in an effort to preserve and enhance quality of life and also protect those “littlest citizens” that are busy at play in their front yards. Children awareness (C.A.P.A.) is a program offered by the City of Coral Gables to allow parents and/or caregivers the ability to purchase and place authorized City-issued signs in the swale area of their property while children are actively playing in the front yard.

Miami Vice Theme for This Year’s Party on the Plaza

5th Annual Party on the Plaza is this Friday!

This coming Friday, November 6, 2015, The Coral Gables Museum’s Young Associates present the 5th Annual Party on the Plaza. This year’s theme is Miami Vice, so if you loved the 80’s don’t miss it.

Party on the Plaza will feature fast cars, fast boats, a casino, 80’s cover band, DJs, street art, a champagne bar as well as an open Bacardi bar. You will be able to sample delicious food from Books and Books, BrickTop and El Novillo restaurants, Green Gables Cafe, Fleming’s Prime Steakhouse, Mesa Mar Seafood Table, and Swine Southern Table and Bar.

Pre-sale general admission tickets are $50. VIP tickets are $125. All proceeds benefit the Coral Gables Museum.

The Museum celebrates the civic arts of architecture and provides programming that includes exhibitions, lectures, tours, publications and special events like this one.  You can support the museum by becoming a member.  Individual membership is $50; educators, students and seniors pay $30.
