The Very Fancy SLS LUX Brickell

The sales center for the SLS LUX Brickell condominium is now open. The project will offer-among many other impressive features- sophisticated designer interiors, original works of art by contemporary masters, private rooftop pool terraces, celebrity chef restaurants, and limousine service to a chic private beach club. Services designed to indulge the most discriminating clientele.

Even before the pre-construction sales center opened its doors, the SLS LUX had reservations from buyers to purchase $200 million in units — half the project’s total sales according to Related, which is jointly developing the prime site with real estate baron W. Allen Morris, who owns the land.

Today’s high-end condo developments are far fancier, moving Miami into an elite circle of global cities where the super-rich come to play or perhaps to do business. As developers compete to offer the best of the best, Miami has turned into a workshop for internationally famous architects like Richard Meier, Zaha Hadid and Bjarke Ingels, and prominent interior designers and landscape architects. Exotic building materials, cutting-edge appliances, and smart-house features are de rigueur.

Happy St. Patrick’s Day!

Make sure you celebrate tonight safely and responsibly,  raise your glass for this year’s St. Patrick’s Day celebrations.   Here are some of the activities going on around town, courtesy of the Miami Herald.

MIAMI BEACH

SUNG TRADITIONAL LATIN MASS

When: 7:30 p.m. Monday.

Where: St. Patrick Church, 3716 Garden Ave.

Together with the Latin Mass Community of the Archdiocese of Miami, the parish will hold a service that harkens back to the days when Mass was sung entirely in Latin. After the Mass, all are welcome to bring a dish to a festive potluck on the first floor of Barry Hall.

BRICKELL

BRICKELLFEST ST. PATRICK’S DAY

When: Mondey 12 p.m. to 11:30 p.m.

Where: Finnegan’s River, 401 SW Third Ave.

Partygoers can enjoy live music and drinks during the 11-hour celebration at this riverside venue for a $30 admission fee. More expensive packages come with drinks and access to a VIP section. Tickets are available at brickellfest.com/tickets.

START WITH ST. PRACTICE DAY

When: Monday 7 a.m. to 2 a.m.

Where: Fadó Irish Pub, 900 S. Miami Ave. in Mary Brickell Village.

On Monday, $10 will get you a breakfast buffet with a pint from 7 a.m. to 10 a.m. Then the party resumes at 2 p.m. for another free event with DJs and Irish dancers.

CORAL GABLES

IRISH BRUNCH, DINNER AND MUSIC

When: All day  Monday.

Where: John Martin’s Irish Pub and Restaurant, 253 Miracle Mile.

The famed Irish hangout in the Gables will start the celebration at 2 pm, revelers can order from an Irish-themed menu boasting Guinness honey-glazed chicken wings and Gaelic steak. Songwriters are invited to play at an open-mic night Sunday evening, and a live DJ will spin from 3 p.m. until close Monday night.

New Construction is off to a great start in Miami

The Bond, at 1080 Brickell Avenue, is set to stand 44 floors at its completion in early 2016. The condo will span some 650,000 square feet, include 595 covered parking-spaces and 5,000 square feet of retail space. It will feature 323 large units of various interior layouts including studios, 1-, 2 and 3-bedroom condos, as well as spacious lofts and penthouses.

In 2013 U.S. sales of new homes climbed to the highest level in five years and analysts expect further gains in 2014. Developers are banking on those projections; last week-in one single day-three new projects broke ground in Miami. One thing is for sure, in 2014 our spectacular skyline will continue to be reshaped by growth, and our city’s international appeal will continue to be magnified.

Brickell Condo Market Update

Today I prepared a spreadsheet for one of my customers who is interested in purchasing a 2 bedroom condo in Brickell for under $450,000. The spreadsheet shows two bedroom units that have sold in the last 60 days  (asking $450,000 and under). They were very surpised to see that prices have gone up. I wanted to share this information with my readers as well. I hope you find this information as useful as my customers did.

Miami home prices up 18.2%

According to a report by Douglas Elliman Florida in conjunction with appraisal firm Miller Samuel, Miami condominium and single-family home prices are up 18.2% for the year to date. Inventory has fallen 24.7 percent to 11,468 from 15,239 in the third quarter compared to the same period in 2011 and sales have rose 1.4%,  Miami activity contiues to climb. The residential price increase was largely driven by condos, with the median condo sales price rising 28.6% year-over-year in the third quarter to $180,000, while the median single-family home price rose 7.5% to $215,000. The report examined  Miami’s coastal communities, from Pinecrest to Surfside.

Rental Rates Increase In South Florida

According to a new report by brokerage and consultancy Condo Vultures, the mean rental rate in South Florida’s coastal markets rose 11% in the second quarter compared to the same period in 2011.

The report states the mean rental rate stood at $1.60 per sq.ft. up from $1.44 in the 2nd quarter of 2011 and $1.35-per sq.ft. mean rate in the same markets in 2009. In the same time frame leasing activity has also increased by 2%. The reason why the rental rate is increasing is due to the lack of rental inventory.
