Half Bathrooms vs Full Bathrooms

Based on data from a realtor.com survey, the median price for single-family homes with one bathroom was $85 a square foot. With an extra full bathroom, the price climbed 15%, to $107 a square foot, while an extra half-bathroom only added 10%, or $93 a square foot.

Those figures change significantly on homes with more than five bathrooms. The data shows that in these homes, the value for half-baths rose higher compared with full baths. For example, the median listing price for homes with 6.5 bathrooms was $289 a square foot, or 10% more than homes with seven bathrooms. That’s because in luxury homes, extra half-baths are often attached to upscale features—pools, spas, wine cellars, tennis courts ,  home theaters and so on— which drive up the price.  Not surprisingly, an extra half-bath can boost the price of a large home almost as much, or more than a full bath.

The annual Characteristics of New Housing report found that 46% of single-family homes constructed last year had four or more bedrooms, up from 44% in 2013 and from 34% in 2009. Thirty-six percent of the homes built last year had three or more bathrooms, up from 33% in 2013.
