Here  is a look at the real estate market for Grove Isle’s. In the past 6 months inventory seems to be increasing slightly, and 9 units have sold. It seems like things are moving in Grove Isle.

SOLD in 5 Days!!!

The listing I had at 7320 SW 47th Ave just closed. The home sold in 5 days and received two offers. The home sold for $675,000 with a sale price per sqft of $423.73. Not only was I the listing agent but I was also the selling agent.

Lack of Inventory in Coral Gables

Yesterday I spent the whole day showing homes in the Gables to a family from out of town. My buyer’s were quite surprised with the lack of of homes that were available. I sat with them and showed them on the MLS how fast homes in there price range (under $500,000) were selling. It blew their mind that houses were selling in 1 day of being on the market. 

Since January the inventory in Coral Gables seems to be declining. March saw a slight increase of homes available compared to February.

Coconut Grove March 2013 Sales

Coconut Grove saw an increase in the number of homes sold during the month of March. 22 homes sold compared to 14 in February. The average price per sqft also increased to $312. Here are some key statistics and a list of what sold in Coconut Grove during the month of March.
