Miami Home Prices Up 5.3%

According to the latest Home Price Index report from Standard & Poor’s/Case-Shiller, in July Miami home prices saw a 5.3% increase compared to the same period in 2011. Miami had a price index of 148.70 in July, a 2.1 percent improvement from the previous month and the 6th highest in the nation. A composite of 20 U.S. cities saw a 1.2 percent year-over-year improvement in prices.

David Blitzer, chairman of the index committee at S&P Dow Jones Indices said, “The news on home prices in this report confirm recent good news about housing. Single-family home starts are well ahead of last year’s pace, existing home sales are up, the inventory of homes for sale is down and foreclosure activity is slowing.” For the third time in a row all 20 cities and both composites have increased.

This is proof that the real estate market is getting better everyday.

The Pinecrest People Mover

The Village of Pinecrest is proud to announce the newest community resource – the Pinecrest People Mover.  The Pinecrest People Mover is a free transit bus service connecting our neighborhoods and schools.  It is perfect for middle and high school students who do not qualify for bus service from the school district, as well as anyone who wants to get around the Village.

  • Free for everyone
  • Northern and Southern routes
  • Separate schedules for middle and high schools
  • Multiple afternoon routes to accomodate after-school schedules

Use the Pinecrest People Mover for convenient connections to Metrobus. Simply transfer from select stops to travel beyond the Pinecrest People Mover’s route.

The Pinecrest People Mover is operated by the Village of Pinecrest and is funded from proceeds of the Miami-Dade County People’s Transportation Plan.

PortMiami Tunnel To Begin 2nd Phase In Oct.

Starting next month the 2nd phase of the $1 billion PortMiami Tunnel project will begin. The tunnel will consist of two tubes under the bay that will allow for a two-lane highway between the port and MacArthur Causeway.

The first eastbound tube leaving the MacArthur Causeway was completed July 31, 2012. Boring of the westbound tunnel will begin in October 19, 2012. Chris Hodgkins, vice president of Miami Access Tunnel, the tunnel’s developer, said “We are on time, we’re on schedule and we’re on budget.”

Coral Gables has attracted nearly 20 new restaurants, offering everything from fast casual to upscale dining. Several venues opened in recent months and more will be opening soon.

The newest members of the Coral Gables restaurant community include:

Rental Rates Increase In South Florida

According to a new report by brokerage and consultancy Condo Vultures, the mean rental rate in South Florida’s coastal markets rose 11% in the second quarter compared to the same period in 2011.

The report states the mean rental rate stood at $1.60 per sq.ft. up from $1.44 in the 2nd quarter of 2011 and $1.35-per sq.ft. mean rate in the same markets in 2009. In the same time frame leasing activity has also increased by 2%. The reason why the rental rate is increasing is due to the lack of rental inventory.

Coral Gables to Improve Landscaping to Enhance City Greenery!

Coral Gables will be working on two new landscape improvement projects to further enhance green space in the city.

The first project will focus on sidewalks and curbs along Ponce de Leon Boulevard, from Salamanca Avenue to Almeria Avenue. The irrigation system has not worked for years, many of the palms are missing and the shrubs are in very poor condition. Improvements will include replacing the palm trees, adding new hedges and installing a new irrigation system.

The second project will take place in the median of Alhambra Circle, from LeJeune Road to Ponce de Leon Boulevard. In addition to hedges and irrigation, lighting will also be installed to spotlight palms in the median.

Vice Mayor Bill Kerdyk Jr., who has been at the forefront of numerous landscape beautification initiatives throughout the city, said he is pleased to see more improvements on the way.
