Getting Around Town: Miami Transportation and Real Estate

It’s no secret that infrasture is crucial to a city’s success, which is why it’s not surprising that transportation changes often impact real estate. The easier it is for people to get around, the more property values increase. Below are some examples of ways to get around town.

Miami Trolley

The latest addition to the city is the Miami Trolley. A great option for anyone who works in the Financial District  in the Miami Health District, Brickell, Brickell Key and up to Key Biscayne.

Metro-Mover

Dubbed the “people mover” and a favorite amongst working professionals in the Brickell area, this line is free of charge. Ride to various points along Brickell Avenue instead of hunting for parking.

Marlins Shuttle

Escape the traffic and parking nightmare at the new Marlins Stadium by taking a direct shuttle from Culmer Metro-rail station to the ballpark.

Metro-rail

The metro is a great traffic-free option. Lines run from from Downtown, to South Miami, Dadeland, the MIA Airport and almost everywhere in between. Additions like the Orange Line (going to the airport) also connects travellers to the rental car center.

More unconventional methods of getting around:

Dec Bike

The easiest way to get around South Beach has long been walking, skate boarding, roller blading or biking. With the installation of the Deco Bike in various locations around South Beach locals and visitors can now rent their own bike with a membership.

Miami’s first free taxi! Swoop is a fleet of electrical cars that zip passengers to their destination around South Beach.

You don’t have to rent a bike or car to get around. With Red Cap you can rent your own personal driver. Have RedCap pick you up or your car.

Coconut Grove Market Update

As of late, the real estate market has been picking up speed as more and more buyers are realizing that now is the time to buy. Well priced homes have been selling in record time and inventory is low across markets. The pace is even faster in high demand areas, such as Coconut Grove and Coral Gables. The charts below outline the market activity for the first quarter of 2012 in Coconut Grove for single family homes. Overall there were 21 reported sales in the North and South Grove combined and the average price per sq. ft. for the two is $253.

Average price per sq. ft. = $240

Average price per sq. ft. = $266

REOs in Coral Gables

When working with buyers searching in Coral Gables the topic of bank owned properties always comes up. Buyers want to know about forclosures in hopes of getting a good deal. However, unlike most of Miami-Dade, Coral Gables is the exception when it comes to REOs. Fortunately for home owners who want to protect their home values, there are rarely any REO opportunities in the Gables. As one of South Florida’s most prestigious neighborhoods, Coral Gables has remianed relatively stable. Even when a home is in distress it’s more likely to sell as a short sale before ever reaching the REO stage. When they do hit the market competition is fierce. There have only been 12 REOs in Coral Gables the last six months – to see them, click here. The most recent was 520 San Antonio Avenue, which closed on June 8th for $390,000.
