You Got the Contract! Now What?

It used be that having a contract was a secure thing, but in today’s market it’s only the first step. Many first time home buyers and for-sale-by-owners think getting that contract is a sure fire guarantee. This couldn’t be further from the truth – there are still hurdles to overcome before you get to closing. Getting your contract to go through is only the first step in the buying process. Next are inspections, appraisal and negotiation. And when it comes to financing, homes are not always appraising and technical issues can arise during inspection. It’s easy to get confused and feel lost if you don’t know what you’re doing. That’s why it’s important to have an experienced realtor on your side with seasoned negotiation tactics to get the deal through.

Coral Gables Waterfront Homes Average Price Per Sq. Ft.

 The graphic above shows the average price per sq. ft. of waterfront, single family homes in Coral Gables for the last 13 months. Give or take a few dips, the common trend has been an overall increase in the price per sq. ft. paid – the highest being $723 in March of this year. Below are a few waterfront homes currently on the market which, considering the current high, are below average.

Oceana at Key Biscayne

Miami is seeing an increase in the number of development projects, partly due to so many international buyers investing in South Florida real estate.  The latest to be announced is Oceana Key Biscayne. Oceana is a new beachfront, exclusive luxury condo with 5-star living. Due to the lack of land availability and  the slow down in the market, it is Key Biscayne’s first development in 12 years. Oceana broke ground on the last direct ocean lot available, which is the site of the former Sonesta Hotel – one of the first hotels in the community. The new exclusive condo towers will feature 142 units and 12 luxury villas ranging from 1800-7500 sq. ft. The 10.3 acre lot is being developed by Argentine Consultatio, who acquired the site in September of 2009 for $80 million. Sales and unit reservations are currently taking place.
