Coral Gables Opportunity – 450 Camilo Avenue

February 23rd, 2012 Written By Carol Pawley

Fresh on the market is an REO opportunity in Coral Gables at 450 Camilo Avenue. A complete redo, this house is spacious with 1,859 sq. ft. of living space on a 7,700 sq. ft. lot. Perfectly situation between Coconut Grove and Coral Gables, it’s located behind the Coral Gables public library, near schools and main roads ways, Le Jeune and Bird Road. Abandoned for years, this property was subjected to water damage from a leaky roof and rot. The bank has put in a new roof and replaced much of the drywall. Even so, there are at least $70,000 worth of renovations needed, including new electrical, AC, flooring and kitchen with appliances. Only on the market for two days, there have already been more than 30 showings and, as of yesterday, one offer submitted. The bank is reviewing all offers this Friday and will begin making counters sometime next week.  I was just at the property yesterday and can say that the house has a great floor plan with plenty of living space, larger bedrooms and a spacious eat-in kitchen in addition to a formal dining room. Also great for entertaining is an elevated deck/patio connected to the house through a wall of sliding glass doors. Though only inspection will reveal how much work the property needs, there isn’t any structural damage visible from the outside. I feel like this is a great opportunity for anyone willing to put in sweat equity for a return on investment or as a fixer-upper.

Coral Gables Exclusive Neighborhood Series: Journey’s End

February 22nd, 2012 Written By Carol Pawley

Coral Gables Exclusive Neighborhoods - Journey's End

Journey’s End is an elegant, exclusive community in southern Coral Gables comprised of 18 sprawling estates. Most of the homes in this luxury enclave snake off Journey’s End Road just off Old Cutler which, after forking in two, leads directly into waterfront estates. As a community Journey’s End has a lot to offer its residents, including a coveted location, privacy, 24hr security, private roads and exclusive water access. Built on multi acre lots, the homes in this elite neighborhood are anything but lacking in square footage and possibility. In fact, many come with over sized swimming pools, tennis courts, basketball courts and private boat slips with no bridges to the bay. Circular driveways, large balconies and gorgeous architecture are characteristic of Journey’s End homes.  This development is for people who like total privacy with security and are close to the city.  Set in a luxurious natural environment of lush landscaping and towering, ancient trees, residents also enjoy the tranquility and harmony of a natural environment.

Grand Central Park in Downtown Miami

February 20th, 2012 Written By Carol Pawley

Downtown Miami experienced new life this past January with the opening of Grand Central Park. Built on the site of the old Miami Arena, the private park boasts a small forest of 250 trees, a great lawn, winding paths and a 12-foot hill, which provides a panoramic view of Downtown Miami and the Freedom Tower. Developments in the Downtown Miami area like the Grand Central Park, although temporary, will help make the rough patches of downtown feel more like  a neighborhood. The product of an entrepreneurial spirit, the park is a great addition to the city, softening the harsh lines of condo buildings and giving residents a hint of nature in the middle of a busy city. The new park will also be used as a venue to host events. It is open to the public with a free membership card from 8:00 am to 8:00 pm daily. To read the full story on how Grand Central came to be, click here

New Listing: 1620 Nocatee Drive

February 16th, 2012 Written By Carol Pawley

I am pleased to present my most recent listing: 1620 Nocatee Drive. A rare 1940s North Grove home with classic storybook charm, this house has immense potential. Nestled beneath ancient oaks on a lush 11,025 sq. ft. lot, this 2 bedroom/3 bathroom gated home offers lots of  privacy with plenty of room for expansion.  Hightlights include a formal living room and dining room, wood floors, eat-in kitchen, family room overlooking the pool and an over-sized detached two car garage. Complete with a new tile roof and AC, 1620 Nocatee is ready for immediate move-in. Located close to Downtown, Brickell, South Beach and Coral Gables it is well connected, providing ideal quiet living with easy routes to city entertainment. In it’s current state this house is average in the interior, but completely live-able. Although, renovations are not necessary it would only enhance the property and add value. If you are looking for a project with long term potential, here it is.

See if for yourself at our first Open house.

Coconut Grove Market Update

February 15th, 2012 Written By Carol Pawley

 1715 ESPANOLA DR Espanola Drive
Sold for $881,000 on January 12, 2012 after being on the market for 215 days.
It was initially listed for $1,100,000.

Slowing down from previous months, January only saw five closed sales in the Coconut Grove area after multiple price drops. The trend appears to be the same for houses currently on the market, many of which have already gone through several price drops in the last few months. That just goes to show that home prices in the Grove are slowing down and in order to sell a house must be priced correctly. To see what sold in the Grove in the month of January, click here. On the flip side, the market hasn’t seen many new listings either. In February alone, only four new houses have come onto the market. To see new listings in February, click here.

Last week I went on a listing presentation in the North Grove area that involved a RELO company. I didn’t get the listing when I gave my honest opinion and decided not to inflate the price.  I gave them my professional evaluation based on the market and current trends, but the reality of an effective pricing strategy for a quick sale was too harsh for the sellers. Sometimes Realtors are forced to artificially inflate prices in order to win listings, but listing and pricing is an art that is important to do correctly. The state of the market is dependent on closed sales, which means new inventory listed at the right price.
