5 Pinta Market Update

Experts are saying that market inventory is at an all time low and that home sales are improving, seeing an increasing number of single family home sales. Of course we all want to believe it, but we’re still a little skeptical. Well, nothing speaks louder than actual results. Recently, I listed 5 Pinta and announced it here on my blog (you can find the original entry here). Amazingly, within 3 days on the market I got 3 contracts on this 1950s redo home – proving that there is still an active demand in the real estate market in Coconut Grove and Coral Gables.  As a market expert who has been in the business for over 20 years, I can you from experience that homes that are priced right will sell quickly – especially in a market with low inventory. Simply put: Even in a challenging market, there just aren’t enough houses to go around so the best deals are going fast.

Foreclosures in Coral Gables

I recently wrote an article on a foreclosure that became available at 842 Palermo Ave in Coral Gables.  I had sold the home several years ago for $1.600,000 or $388.00 a sq. ft. which at the time was an all time high for the neighborhood. I really liked the home so I had keep my eye on it and had actually taken several clients there to take a look at it.  It lasted on the market for 23 days  and sold for $845,000.00 or $206.00 a square foot.   This historically designated home is in a very desirable location but needed a significant amount of work  due to lack of maintenance etc.  In the past 30 days there have been 3 closed reo’s and 5 that are pending.  Click here to see them.
